Mold is never the underlying problem. It is the visible symptom of a moisture problem, and any cleanup that removes growth without correcting the water source has a guaranteed return date.
How it starts in St. Louis Park homes
Given moisture and an organic surface, growth can begin in roughly one to two days. The recurring sources here are a basement that took on water and was never properly dried, a slow supply-line leak inside a wall, condensation on cold exterior walls and rim joists in winter, bathrooms with no working exhaust fan, and ice dam meltwater that entered above a ceiling and was never traced.
There is a pattern specific to the housing stock: basements finished with panelling or drywall applied directly to foundation walls without a vapour barrier. That assembly puts organic material in permanent contact with cool, damp concrete. It is the most common place we find established growth in this city, and it is frequently discovered during an unrelated remodel rather than after a flood.
Containment comes first
Disturbing growth releases spores. Cleaning without containment reliably spreads the problem into rooms that were fine. Before any removal the work area is sealed with sheeting, negative air pressure is established with HEPA air scrubbers so air flows in rather than out, and HVAC serving the area is shut down and sealed.
Removal, not surface treatment
Porous materials with growth through them — drywall, insulation, carpet pad, ceiling tile, particleboard, panelling — are removed and bagged inside containment. Spraying biocide on the surface of a porous material does not address growth within it, and painting over it certainly does not.
Semi-porous and non-porous materials such as framing, concrete and metal are cleaned in place with HEPA vacuuming and detailed wiping, then treated where appropriate. After removal the area is HEPA vacuumed and wiped again, then dried to a documented standard before anything is rebuilt.
Fixing the water
Alongside remediation the moisture source must be corrected — a plumbing repair, exterior drainage and grading, a sump or drain tile issue, ventilation, or insulation and air sealing to stop condensation. We are explicit about this because it determines whether the work holds.
On testing
Where pre- or post-remediation verification is wanted, that is properly done by an independent indoor environmental professional rather than the contractor performing the removal. We will work to a third party’s protocol and supply our documentation for their clearance assessment.
