A fire leaves three separate problems, and only one is the burned material. There is also soot and smoke residue everywhere the air travelled, and the water used to put it out — which is a full water damage loss layered on top of the fire.

First: stabilise the building

Before cleaning begins the structure has to be secured — board-up of openings, temporary weather protection where roof or walls are compromised, and confirmation from the appropriate authorities that it is safe to enter. In a Minnesota winter this is urgent for a second reason: an open structure with no heat will freeze the remaining plumbing and turn one loss into two.

Soot is not one substance

What burned determines how residue behaves. Dry, high-oxygen fires leave a powdery soot best removed dry — introducing water first smears it permanently into the surface. Smouldering, low-oxygen fires leave a dense sticky residue needing solvent cleaning. Protein fires, typically kitchen fires, leave almost nothing visible but an intense odour and a thin varnish-like film on every surface.

Choosing wrong at the start makes damage permanent, so surfaces are tested before a method is selected.

Where residue actually goes

Smoke follows air movement: into the HVAC system and out through the whole house, into closets and drawers, behind wall plates, up through ceiling penetrations into the attic, and onto the cold surfaces of exterior walls. Cleaning only the visibly affected room leaves the source of a recurring smell everywhere else. Ductwork is inspected and addressed as part of the work.

A detail specific to older houses

Homes of this era often have balloon or semi-balloon framing and generous open cavities running between floors, plus original plaster and lath. Smoke moves freely through those cavities and settles on the back of lath where nobody looks. It is a common reason a professionally cleaned fire job still smells months later, and it is worth opening and inspecting rather than assuming.

Corrosion runs on a clock

Soot residues are acidic. Left on metal they etch — appliance finishes, plumbing and electrical fixtures, HVAC components, electronics. The window for preventing permanent damage is days, not weeks, which is why stabilisation and initial cleaning should not wait on a claim being settled.

Contents and rebuild

Contents are triaged into cleanable on site, needing off-site treatment, or unsalvageable — the last documented before disposal. Once cleaning and odour work are complete, remaining reconstruction is scoped so the building goes back together properly.
