Basement flooding is the signature property loss in St. Louis Park, and the reason is structural history rather than bad luck. This is a city of full basements poured in the 1940s and 1950s, finished off in the decades since, sitting in flat terrain that drains slowly.
Where the water comes from
- Cove joint seepage. The seam where the basement floor meets the wall is the single most common entry point in older poured foundations. Saturated soil raises the water table and pressure pushes water through that joint.
- Sump pump failure. A pump that quits during a thaw or a heavy rain, often in a house where the pump is older than the finished basement around it.
- Aging or absent drain tile. Plenty of homes from this era were built with no perimeter drainage at all.
- Surface water. Grading that has settled toward the house over seventy years, downspouts discharging at the foundation, window wells with no drainage.
- Spring thaw. Frozen ground cannot absorb meltwater, so it travels — and on flat lots it pools against the foundation instead of running away.
Finished basements are the expensive version
An unfinished basement flood is extraction and drying. A finished one involves carpet laid on slab, panelling or drywall, baseboard, trim, built-ins and doors — all porous and all in contact with the floor.
The approach is to remove carpet pad, make controlled cuts in wall material above the waterline so cavities can be dried rather than sealed wet, pull baseboard, and dry the slab and framing as an assembly. Cutting drywall looks drastic while it is happening. Leaving a wet cavity closed is what produces a mold problem six weeks later.
A note on older finished basements
Many basements in this city were finished in the 1960s and 70s with wood panelling over furring strips applied straight to the foundation wall, and no vapour barrier. That assembly traps water against concrete and dries very slowly. When we find it, panelling in the affected zone generally comes off — not to inflate the job, but because there is no way to dry behind it in place.
Groundwater is not clean water
Water that has moved through soil carries what is in the soil. It is not treated as a clean-water loss: porous materials it contacted are removed, and surfaces are cleaned and treated before drying equipment goes in. If a floor drain or the sewer line backed up during the event, it becomes a sewage cleanup with a different protocol.

Basements hold what does not survive water: photographs, documents, books, cardboard, upholstered furniture, mattresses. Contents get triaged early — salvageable items moved out to dry, unsalvageable ones documented before disposal so there is a record for the claim.
Reducing the odds next time
A working sump with a tested battery backup, downspouts extended well away from the house, grading that falls away, and window wells that drain. On a seventy-year-old lot, regrading and drainage do more than anything done inside the wall.
